Pay Rate: $16-17/hr

Requirements: A minimum of 1 year as a maintenance technician in the multifamily industry.

The HVAC Maintenance Technician will be an integral part of the financial and operational performance of our multi-family community

Responsibilities include but not limited to:

  • Our ideal candidate will possess a depth knowledge of maintenance procedures, hydraulic systems and basic tools and appliances.

  • Responsible for for the upkeep of the property which includes plumbing, carpentry, electrical systems, painting.

  • Inspect units and systems to identify any issues.

  • Repair faulty equipment units and damaged appliances, and be able to make the necessary repairs.

  • Implement preventive maintenance procedures.

  • Manage heating and plumbing systems to guarantee functionality.

  • Must be able to plan and schedule repairs in a timely manner.

  • Must have the ability to be on call for weeks at a time.

  • Must be able to maintain the upkeep of the shop.

  • Candidate should possess EPA Certification.

  • Duties include working on make ready units, inspecting units and property AC systems, maintaining inventory, performing repairs, maintaining compactor.

  • Maximizing occupancy by ensuring quality completion of service requests and make readies.

  • Controlling expenditures pertinent to their department.

  • Maintaining aesthetic appearance of the community at all times.

  • Managing resident/prospect relations effectively.

  • Positively contributing to the asset’s online reputation and brand.

  • Knowledge and ability to perform electrical, plumbing HVAC, appliance, drywall repairs/replacements.

  • Utilizing preventative maintenance techniques to ensure the asset is performing at it’s peak.

  • Maintaining of inventory of stock

  • Maintain completion of daily service requests and monthly logs in a timely and organized manner.

  • Participation in team building activities.

  • Conducting business in compliance with all OSHA safety regulations and in accordance with Nolan Real Estate Policies and Procedures and federal and local regulations and codes.

• Must be able to lift 80-100 lbs. on a regular basis, walk the property including stairs, and work with heights and in adverse weather conditions

• Valid dl and reliable transportation

• Must be able to work flexible hours to include night/weekend call duty
