Job Description:

Position Summary:

Responsible for maintaining the EAM (formerly Datastream 7i) system, generating PM's and work orders, creating reports, organizing parts inventory and training individuals on the system. Supervise and assign daily tasks to the Maintenance Clerk(s), following up to ensure the duties are completed in a timely and competent manner. Communicate with and be the point of contact for vendors; process purchase orders to obtain necessary parts/supplies; and supervise cycle counts and the organization of the parts room. Responsible for other duties as assigned by the Maintenance Manager.

Essential Functions and Responsibilities:

  • Maintain asset and parts list, create reports, create and generate PM work schedules, assign PM work orders to maintenance shifts, track warranties, review and document work orders, track costs, update asset meter readings, train others in the use of the system, work with Operations to schedule the flow of equipment removed from operations and brought in for PM’s. Supervisor Maintenance Clerk(s) on data entry, inventory, meter readings, work order entry and other daily assigned tasks. Be the point of contact for any EAM questions or issues from the maintenance department or CSC.

  • Design parts room layout, establish and maintain part stocking levels and properly document and allocate the cost of any used parts. Supervise part transactions in EAM, inventory cycle counts, receiving ordered parts in EAM and put away of stocked parts in the parts room.

  • Maintain part inventory of over $1M and generate monthly asset reports for FP&A along with variance explanations.

  • Purchase items as directed by maintenance manager including researching sources, negotiating prices and deciding on and managing payment terms and process. See purchasing authorities below.

  • Record purchases in EAM, maintain requisitions / purchase orders, comparing prices for cost-effective alternatives, order parts/supplies, represent Lowe’s to vendors including speaking with them regarding Vendor Managed Inventories stocked at the DC’s. Audit purchases for necessity, cost-effective pricing, return credits and invoice discrepancies.

  • Responsible as a requisitioner, receiver and buyer in Spend Management with a self-approval authority of up to $15,000 per requisition. Significantly higher approval authority compared to higher graded positions driven by the needs of the maintenance department.

  • Set vendors up in EAM, establish and maintain a professional positive relationship with vendors and be their point of contact.

  • Manage vendors for the maintenance operation including initiating vendor performance requirements and monitoring performance.

  • Price comparing to find the vendors that offer the best possible prices, negotiating with sales reps to obtain pricing incentives.

Minimum Qualifications:

  • The successful candidate must have a High School Diploma or Equivalent

  • Excellent communication and verbal skills

  • Interpersonal skill capable of appropriately representing Lowe’s and the facility to a wide spectrum of individuals both internal and externally, from worker level to senior leadership

  • Strong Sense of Integrity

  • Ability to lead others

  • Ability to multi task in a fast paced environment

  • Good understanding of Microsoft applications — specifically:

  • MS Excel

  • MS Word

  • MS Outlook

Preferred Qualifications
