FirstService Residential Maintenance Tech in Lake Barrington, Illinois

DUTIES AND RESPONSIBILITIES Performs a variety of work in the maintenance and repair of equipment and facilities of common area elements and buildings, condominium buildings and the recreation center including but not limited to carpentry, roofing/gutters, electrical, plumbing, masonry, painting tasks and snow removal. Performs minor troubleshooting, repairs and adjustments and reports mechanical malfunctions to appropriate party for action. Duties may include the moving of equipment and furniture at various sites. Must exercise discretion in identifying projects requiring the services of a higher skilled craftsperson. Maintains and updates work logs as required. Must carry work cell phone for required emergency on-call maintenance and snow removal services. 1. Carpentry: Performs basic rough and finished carpentry work on partitions, walls, doors, fences, decks, window frames, office furniture, roofs and shelves. 2. Roofing/Gutters: Performs minor repairs to cedar, asphalt and tar roofing systems; repairs, maintains and cleans gutter and downspout systems. 3. Electrical: Performs basic electrical installation and repair work in wiring for switches, outlets, plugs, cables, power circuits and appliances; repairs and replaces lighting systems. 4. Plumbing: Performs basic repairs of plumbing leaks or breaks, opens clogged lines and drains; replaces washers and other minor parts. 5. Painting: Applies and prepares various surfaces for paint, enamel, lacquer, varnish, or stain; repairs wall covers; repairs drywall as required for painting preparation. 6. Masonry: Lays forms, mixes, pours and finishes concrete for sidewalks and various slabs.

MINIMUM QUALIFICATIONS Education, Training and Experience Any combination of education, training and experience which demonstrates ability to perform the duties and responsibilities as described including a minimum of 1 year related work experience in one or more of the building trades.

Knowledge of: Methods used in maintenance, including basic knowledge of the following trades: carpentry, roofing/gutters, electrical, plumbing, masonry, painting tasks and snow removal; standard practices and tools used in the maintenance and repair of building facilities; safety practices and procedures related to the building trades; basic math to add, subtract, multiply and divide. Skills and Ability to: Effectively use a variety of hand and power tools; read and understand blueprints or plans; review and identify projects needed to be serviced by outside contractors; follow oral and/or written instructions; communicate effectively in both oral and written form; maintain work logs; establish and maintain cooperative and effective working relationships with coworkers, residents and contractors. Physical Requirements: Must be able to lift more than 50 pounds repeatedly. Must be able to twist, bend, turn and stretch repeatedly. Must possess manual dexterity to operate all hand tools safely. Other Characteristics Possession of a valid driver's license; willingness to work outside in inclement weather; availability for emergency on-call duties.
